Community guide

What is it like to live in a downtown Las Vegas condo?

You buy downtown to walk. From any of the four towers you can get to dinner on Fremont East, First Friday in the Arts District, or a show at the Smith Center and leave the car in the garage. All four went up in a few years before the 2008 crash, which is why downtown has about 900 loft homes and almost nothing newer for sale.

Each building has its own feel. Soho Lofts and Newport Lofts face each other on Las Vegas Boulevard at Hoover Avenue and have the raw loft look: exposed concrete, open ductwork, and tall glass. The Ogden is a more traditional tower, and its upper floors see the Strip and the mountains. Juhl covers a full block, with shops at street level and live/work units.

Downtown usually costs less per square foot than the Strip towers, and you trade some polish for that. There is no guard gate, and the street life that makes downtown fun also brings late crowds on Fremont Street, concert noise, and a few rough blocks. Visit at night and on a First Friday before you decide. West facing glass bakes in the afternoon all summer, so ask which way the unit faces.

The towers are now 15 to 20 years old, so read the budget and reserve study as closely as you look at the finishes. Dues cover staff, elevators, the pool deck, and insurance on the building. If you want lower dues, the older two story complexes in these ZIP codes are on this list too. They cost less and are quieter, with fewer amenities and the usual checks that come with an older building.

Before you buy

What should you check before buying a downtown Las Vegas condo?

Read the HOA budget and reserve study, have your lender review the building, and see the block at night before you remove contingencies.

  1. What the dues pay for

Get a written list of what the dues cover, such as front desk staff, utilities, internet, or parking, so two buildings compare fairly.

  2. Reserve study and minutes

Read the reserve study and two years of board minutes for elevator, roof, plumbing, glass, and garage work, plus any special assessment or lawsuit.

  3. Lender review of the building

Ask your lender to look at the building early, especially for an FHA or VA loan. Low reserves or a lawsuit can limit which loans work.

  4. Parking and the freight elevator

Confirm which spaces come with the unit, whether they are deeded or assigned, and how move-ins are booked.

  5. The block at night

Fremont Street concerts, First Friday, and Boulevard traffic carry. Visit after dark and ask which side the bedroom faces.

  6. Pet rules and HO-6 coverage

Get the pet limits from the resale package, and price an HO-6 policy once you know what the master policy covers.

Cost of ownership

What does it cost to own a downtown Las Vegas condo?

At the live median list price of $2,500,000 and 20 percent down, the payment below covers the loan, property tax, an HO-6 policy, and typical HOA dues. Tower dues run higher, so check each listing and adjust the numbers.

Estimated monthly payment $13,991

  • Home insurance$100
  • HOA dues$0
