What is owning a condo in Summerlin like?
Most people who buy a Summerlin condo want the neighborhood more than the unit. The 300 plus parks, 200 plus miles of trail, and Downtown Summerlin are there for you either way, and you hand the roof and the outside walls to the association. The condo communities mostly date from the 1990s and early 2000s, so you are buying into an established complex with big trees, not something brand new. The Arbors, The Canyons, and The Gardens are where you will see the most of them.
The fanciest option is Fairway Hills, where Toll Brothers built townhomes and condos behind the gates of The Ridges. Owners there can use Club Ridges and pay a fraction of what a custom home down the road costs. Looking for a tower? Summerlin does not have one. One Queensridge Place in Queensridge, right on Summerlin's east edge, is the nearest.
Buyers 55 and older get a few more choices. Shea Homes began Trilogy in Summerlin in 2017, and all 354 of its paired homes, courtyard homes, and vertical duplexes are condominiums, centered on the Outlook Club. Sun City Summerlin is a community of 7,781 homes, and its attached ones are the least expensive way in. Siena has villas inside its guard gates.
Plan for the dues. Your complex's association usually handles the exterior and shared areas, the master association bills you on top of that, and a gated complex can add a third fee. When an older complex needs new roofs, paint, and pipes in the same few years, owners get a special assessment unless the reserves are healthy, so we always pull the reserve study first.
What should you check before buying a condo in Summerlin?
Read the association's budget, reserve study, and insurance first, then make sure your loan type works for the complex and the age rules work for your household before you remove contingencies.
- Reserve study and board minutes
Many complexes here went up 20 to 30 years ago. Low reserves are how a roof or plumbing job turns into a special assessment, and the board minutes tell you what is coming.
- What the master policy covers
Learn where the association's coverage ends, for walls, floors, fixtures, and a leak from the unit upstairs. Then price an HO-6 policy for that exact unit.
- Loan approval for the complex
FHA and VA loans need the complex itself to be approved, and approvals lapse. Search HUD's condo list and talk to your lender before you fall for a unit.
- Every set of dues
Add up the complex's dues, the master association for your part of Summerlin, and any gated neighborhood fee. Each resale package shows current dues and transfer fees.
- 55+ age rules
Trilogy, Sun City Summerlin, and Siena have age restrictions. If a younger spouse, a relative, or a long-staying guest is part of the plan, confirm it works first.
- Stairs, parking, and lawsuits
Find out if anyone lives above or below you, which parking or garage is yours, and whether you will carry groceries up stairs. Ask about open lawsuits too, because some lenders pass on a complex that has one.
What does it cost to own a condo in Summerlin?
Using today's median list price, $464,500, and 20 percent down, this adds property tax, insurance, and typical HOA dues to the loan payment. Dues swing a lot from one complex to the next, so plug in the number from the listing you like.
- Principal and interest$2,349
- Property tax$232
- Home insurance$83
- HOA dues$0
