Community guide

What is owning a condo in Henderson like?

The typical Henderson condo is a walk-up in a complex with a pool, a fitness room, and covered spaces or a garage. The bulk went up during the 1990s and 2000s while Green Valley filled out, so many sit a few minutes from The District at Green Valley Ranch and the 215 freeway. The people who buy them usually want Henderson's parks and calm streets and would rather not mow anything.

Golfers should check out the course condos. At Resort Villas at Wildhorse, you are inside a guard gate on a course owned by the City of Henderson, and the Legacy has condos near its public course. Either one gets you a view of the fairway for a fraction of what a house on the course costs.

Lake Las Vegas is a different scene. MonteLago Village, on the north shore, has mid-rise buildings like Viera and Luna di Lusso sitting above shops and restaurants at the water's edge, and Tramonto and Vila di Lago are on the hills close by. A few village buildings were organized as condo hotels, and that affects both the loan and the dues, so learn how the building is set up before the view wins you over. Expect about 25 minutes to the Strip from the lake, a little longer than from Green Valley.

Towers have not arrived in Henderson yet. None of its finished residential buildings goes past 20 stories. The Four Seasons Private Residences, two towers of about 171 condos in MacDonald Highlands, are being built, with completion expected around 2026 or 2027. Until they open, anyone in Henderson set on a tower usually shops the Las Vegas high rises.

The tradeoffs come with any condo. Your walls, roof, and budget are shared, so a well-run association matters as much as a nice unit. Older complexes with skinny reserves can hit owners with a special assessment when the roofs or stucco come due. And lenders look at the share of owners who live in the complex before they say yes to a loan.

Before you buy

What should you check before buying a condo in Henderson?

Go through the resale package and reserve study, learn what the master policy covers, and have your lender vet the complex, all before contingencies come off.

  1. Your five day window

Nevada gives a buyer until midnight of the fifth day after receiving the HOA's resale package to cancel. In those days, read the budget, CC&Rs, rules, and anything about lawsuits.

  2. Reserves and board minutes

Get the most recent reserve study and the last few sets of board minutes. In a complex from the 1990s, the big bills are roofs, stucco, paving, and pool equipment, and the minutes show which ones are next.

  3. Both sets of dues

Many Henderson condos pay the condo HOA and a master HOA, such as Green Valley Ranch, Seven Hills, or Lake Las Vegas. Compare units on the combined number.

  4. Can the complex be financed

Your lender reviews the complex too: how many owners live there, the reserves, any lawsuits, and any hotel use. A condo hotel building is tough to finance with a standard loan, so ask about the complex early.

  5. Master policy and HO-6

Find out where the association's coverage stops, then price an HO-6 policy for the interior, your upgrades, and your things.

  6. Parking, stairs, and sun

Confirm which spaces or garage are yours and whether the unit is upstairs without an elevator. A west-facing unit gets the hot afternoon sun, and one near the pool or gate gets more noise, so go back in the evening.

Cost of ownership

What does it cost to own a condo in Henderson?

Using today's median list price, $349,000, and 20 percent down, this adds property tax, HO-6 insurance, and typical HOA dues to the loan payment. Dues swing a lot from one complex to the next, so plug in the number from the listing you like.

Estimated monthly payment $2,006
  • Principal and interest$1,765
  • Property tax$175
  • Home insurance$67
  • HOA dues$0

Questions, answered

Questions buyers ask about Henderson condos

Does Henderson have high rise condos?

Not yet, if you mean finished towers over 20 stories. MonteLago Village has mid-rise buildings, and the two Four Seasons Private Residences towers in MacDonald Highlands are under construction.

What are HOA dues like on a Henderson condo?

They depend on the complex and what it covers, and many units pay a master HOA as well. Each listing shows its dues, and the resale package shows the full monthly total.

Are there guard gated condos in Henderson?

Yes. At Resort Villas at Wildhorse the condos sit inside a guard gate, and SouthShore at Lake Las Vegas has a few behind its own gates. Many other complexes have a code gate.

Can I buy a condo on the water in Henderson?

Yes. Lake Las Vegas is the place: MonteLago Village on the north shore has Viera and Luna di Lusso, and hillside condos look out at the water and Reflection Bay Golf Club.

Why would a lender turn down a Henderson condo?

Because lenders judge the whole complex. Few owner occupants, thin reserves, an open lawsuit, or hotel use can each make a building hard to finance, so check the complex before you write an offer.

Are townhomes included on this page?

This page shows listings marked as condominium or high rise. A lot of townhomes are listed under their own type, so ask us to add them.

How do I find the schools for a home in Henderson?

Public schools in Henderson are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
