Community guide

What is it like to live on DragonRidge?

It means living on a slope. MacDonald Highlands climbs the foothills of the McCullough Range, and the course threads through canyons in the middle of it, so many homes look down on a green with the valley spread out beyond. The higher you go, the bigger the view, and from the ridge it reaches all the way to the Strip.

The club is a separate business from the homeowners association. It runs the course and a clubhouse with dining, a pool, tennis, pickleball, and fitness. Buying on the fairway gets you the view, not a membership. If you want to play, you buy in with the club's own initiation fee and monthly dues.

Every owner pays the master association for the gates, patrols, and common areas, and some enclaves, like Dragon Rock, sit behind a second gate with their own dues. Residents also get a tennis and athletic center, parks, and dog parks that have nothing to do with the club. Ascaya, on the mountain to the east, is a different development with its own gate and HOA.

Hillside golf lots have quirks of their own. A home well above the course gets a long view and few stray balls; one beside a landing area sees more. Retaining walls and drainage matter more on a slope, too.

Before you buy

What should you check before buying a DragonRidge golf home?

Price out the club if you want to play, study the slope and the lots around the home, and read every association package before you remove contingencies.

  1. Membership is its own purchase

Ask DragonRidge for the current initiation fee, dues, and any wait list before you count on playing.

  2. Above the course or beside it

On a hillside, a golf view home can look down from a street or two up. Walk the lot and check the plat map if you want the fairway at your back wall.

  3. Slope, drainage, and the lots below

Get a survey, ask about retaining walls and drainage, and find out what could be built on any open lots below you that might block the view.

  4. Changes to the course

The water district capped course watering starting in 2024. Ask whether any turf removal or redesign is planned near the home.

  5. Every association and any SID

Get the master association package and any enclave's, and ask whether the tax bill carries a Special or Local Improvement District balance.

  6. Insurance on the exact address

Get a quote early and ask how the policy handles glass and roof damage from golf balls.
