Where in Henderson are the best pool homes?
If you want a large pool with yard around it, start in Green Valley, the golf neighborhoods, and the gated estates. If you want a newer pool that needs less work, Anthem and Seven Hills have a lot to choose from.

What is it like to own a pool in Henderson?
Pool season here runs May to October, and the pool gets more use than any room in the house. Henderson has roughly 78 days a year that reach 100 degrees, so the swimming happens early in the morning and again once the sun drops. With a heater you can open it in spring and keep it warm well into fall.
The kind of pool you find depends on the part of town. Green Valley started building in 1978, and many of its backyards have a pool that went in 25 or 30 years ago. That can mean a fair price and also a resurfacing job in your near future. Near the courses at the Legacy and Wildhorse, plenty of pools sit right against a fairway. On the slopes of Seven Hills and MacDonald Highlands, the pools worth paying for face north toward the Strip.
The rules changed in 2022. Starting September 19 that year, Henderson has allowed new pools at single-family homes only up to 600 square feet of water surface, and a spa or hot tub counts in that total. An existing bigger pool stays, but a new one that size cannot be built. So if a big pool is on your list, you have to buy it, not add it.
Upkeep is about the same anywhere in the valley. Hard water leaves calcium on the tile and wears out pumps and heaters. The Southern Nevada Water Authority figures a typical pool here, about 470 square feet, sends roughly 22,800 gallons into the air each year. Put a cover on it and you keep about 90 percent of that. Most owners hire weekly service, run the pump for long stretches in summer, and swap out a pump, filter, or heater now and then.
Not everyone wants a pool of their own. In Sun City Anthem and the other 55+ communities, plenty of owners swim at the resident centers instead, and anyone can use the City of Henderson's aquatic centers.
What should you check before buying a pool home in Henderson?
Get the pool inspected on its own, find out how old the equipment and the plaster are, and pull the city permit history, all before contingencies come off.
- A pool inspection of its own
A general home inspector takes a quick look. A pool inspector or contractor checks for leaks and cracks, worn plaster and tile, and how the pump, heater, and bonding are doing. If the seller adds water a lot, ask for a leak test.
- How old the equipment is
Find out how old the pump, filter, heater, and any salt or automation system are. Hard water wears them out faster, and replacing them is one of the larger pool bills.
- Plaster and tile
Plenty of older pools in Green Valley and by the golf courses are still on their first plaster. Ask when it was last resurfaced, and look for white crust along the tile line.
- City permits and HOA sign-off
Search the address in Henderson's permit records and confirm the pool, spa, and any later heater or gas line passed final inspection. If the seller added any of it, make sure the HOA approved it.
- Barrier and gates
Henderson follows the International Swimming Pool and Spa Code, which calls for a permanent barrier with gates that latch on their own. Pools built years ago met older rules, so see what is there now, especially if you have little ones.
- Monthly costs and insurance
Get the seller's summer power and water bills, and price insurance on the address with the pool disclosed.
What does it cost to own a pool home in Henderson?
Using today's median list price, $532,880, and 20 percent down, this adds property tax, insurance, and typical HOA dues to the loan payment. Pool service, water, and power come on top, so change any number to fit.
- Principal and interest$2,695
- Property tax$266
- Home insurance$208
- HOA dues$0

How big can a new pool be in Henderson?
Up to 600 square feet of water surface at a single-family home, with any spa or hot tub included. The cap took effect September 19, 2022, and pools built before then are not affected.
Who issues pool permits in Henderson?
Permits and inspections come from the City of Henderson's Building and Fire Safety department. Many HOAs also want to see the plans before you apply.
Which parts of Henderson have the biggest pools?
Green Valley, the streets around the Legacy and Wildhorse courses, Anthem Country Club, and MacDonald Highlands have the larger lots. Newer neighborhoods tend to have smaller yards, so smaller pools.
Is it better to buy a pool or build one?
Buying is usually quicker and cheaper, and nothing over 600 square feet can be built new anymore. Building makes sense when you have the right yard and a design in mind.
Do Henderson's 55+ communities have pools?
Yes. Residents of Sun City Anthem, Solera at Anthem, and Heritage at Cadence can swim at community pools, so a lot of them never put in their own.
How do I find the schools for a home in Henderson?
Public schools in Henderson are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
