What is living on a Henderson golf course really like?

It depends a lot on which side of town you pick. Around Green Valley on the west side, the courses are older, flatter, and full of mature trees, and the homes mostly date from the 1980s and 1990s. Wildhorse has had golf since 1959, and Legacy is an Arthur Hills design from 1989. Head south and east and the courses climb into the hills, so homes at Anthem Country Club, DragonRidge, Serket in Seven Hills, and next to Revere in Anthem often look past the fairway to the whole valley and the Strip.

Next, decide how much club you want. Each of Henderson's three private clubs runs separately from the homeowners association. You can buy on the fairway at Anthem Country Club or SouthShore and never join, since the club sells memberships on its own terms. If a few rounds a month is plenty, a public course gives you the same green view with no initiation fee.

Lake Las Vegas has one of each. SouthShore is a guard gated private club on the south side of the lake, and Reflection Bay is a public Nicklaus course on the north shore with holes right on the water. Both are roughly 25 minutes from the Strip, which suits buyers who do not mind a longer drive.

The give and take is the same as anywhere. Golfers can see your patio, some holes send balls into yards, and mowers start at first light in summer. Golf lots usually carry fence and landscaping rules, and you will pay more than for the same plan one street back.

Then there is the course itself. Black Mountain, one of Henderson's oldest courses, shut in November 2018, and homes have since been approved for the site. Legacy went dark for a few months in 2017 when it changed owners, then reopened. Water limits that began in 2024 cap courses at 4 acre-feet per acre, so many have traded rough for desert landscaping. Ownership is the best protection. Wildhorse belongs to the City of Henderson, and Desert Willow belongs to the residents of Sun City MacDonald Ranch.

What should you check before you buy a Henderson golf home?

Before your contingencies end, learn who owns the course, how much play passes the lot, and the full cost of the club, the associations, and insurance.

  1. Course ownership

    Ask whether a company, a club, the city, or the residents own the course, and check the zoning on the land. Black Mountain closed in 2018 and is now approved for homes.

  2. Membership is separate

    At Anthem Country Club, DragonRidge, and SouthShore, buying the home does not make you a member. Get initiation, dues, and wait list details from the club before you offer.

  3. Behind the home or down the hill

    In the hillside communities, a golf view can mean seeing the course from two streets up. If you want the fairway at your back wall, check the plat map and walk the lot.

  4. Ball traffic

    Lots by the landing area of a long hole see the most balls. Look for patched stucco, new glass, or nets, and sit in the yard on a busy morning.

  5. Every association

    Many Henderson golf homes pay more than one association, and at Lake Las Vegas a gate association can be one of them. Nevada gives you five days from receiving the resale package to cancel, so read it right away.

  6. Improvement district assessments

    Some homes, including some Lake Las Vegas parcels, carry a LID or SID payment on the property tax bill. Ask if there is one and how much is still owed.
