What is buying a luxury home in Henderson really like?

Henderson sells fewer million-dollar homes than Summerlin, but the ones it sells tend to be bigger. Nevada State Bank's High Net Worth Report counted 517 Henderson sales at that level in 2025, about a fifth of all of them in the valley, with an average close to $2.3 million. Henderson's count actually dropped about 10 percent from 2024 while the valley's rose, so the top end here has been fewer buyers spending more.

The most expensive homes are up the mountain. MacDonald Highlands rises up the McCullough Range from Green Valley, and its two gates are staffed 24 hours a day. From the ridge you see the whole valley and the Strip. Higher still, Ascaya has 313 custom homesites, each built on its own schedule, and the look is mostly glass and stone. You will see eight-figure asking prices in both.

Next come the lake and the foothills. SouthShore, the gated south side of Lake Las Vegas, has the largest homes on the water anywhere in the valley along with a private course designed by Jack Nicklaus. In the far south of the city, Anthem Country Club puts semi-custom and custom homes, some on an acre or more, around a private course, and there is no age limit to buy, which sets it apart from the 55+ communities around it.

A lot of our Henderson buyers land between $1 million and $2 million. That range covers the gated pockets of Seven Hills and Rio Secco, the Legacy's Grand Legacy, the lake's north shore near Reflection Bay, and a growing number of builder homes priced over a million. In photos, a builder home and a custom home can look like twins. In person, the lot, the windows, the finish work, and how the home holds its value can be very different, so we walk both before you choose.

The tradeoffs are mostly distance and appraisals. Plan on 20 to 25 minutes to the Strip from the hillside communities, and about 25 from the lake. A one of a kind house on a view lot may have almost no true comparables, which makes appraisals harder. On the plus side, Henderson runs its own police and parks, and Nevada does not tax income.

Before you buy

What should you check before buying a luxury home in Henderson?

Line up a jumbo lender, keep cash ready for a low appraisal, read every HOA and club package, and find out what could be built in front of your view, all before contingencies come off.

  1. A jumbo lender first

Borrowing more than $832,750 in Clark County in 2026 puts you in jumbo loan territory. Expect a bigger down payment, larger reserves, and more paperwork, and get pre-approved by a lender who does these every week.

  2. Cash for a short appraisal

Up on the mountain and down at the lake, the view and the build can put millions between two homes on the same street. With so few close matches, the appraisal may come in under your price. Decide ahead of time how much you would cover.

  3. The view in front of you

Find out whether the lots downhill or in front are built, for sale, or protected, and how tall the design rules let a home go there. On a view lot, much of the price is the view.

  4. All the associations, plus the club

Expect a master HOA, often a neighborhood HOA, and a club on top. DragonRidge, Anthem Country Club, and SouthShore all sell memberships apart from the home. Get every resale package and ask each club its joining cost.

  5. Hillside engineering and insurance

A house built into a slope relies on retaining walls and drainage, and may have an elevator. Get the soils and engineering reports, bring a specialist for each system, and get an insurance quote on the exact address early.

Cost of ownership

What does it cost to own a luxury home in Henderson?

Using today's median list price, $3,925,000, and 20 percent down, this adds property tax, insurance, and typical HOA dues to the loan payment. Club dues are left out, so add them if they apply.

Estimated monthly payment $22,226
  • Principal and interest$19,847
  • Property tax$1,963
  • Home insurance$417
  • HOA dues$0

Questions, answered

Questions buyers ask about Henderson luxury homes

Where does luxury start in Henderson?

We start at $1 million, which is also where Nevada State Bank starts counting in its annual luxury report. In MacDonald Highlands, Ascaya, and SouthShore, homes usually list far above that.

Should I look at MacDonald Highlands or Ascaya?

They share a mountain but not a gate or an HOA. MacDonald Highlands has the private DragonRidge club and both semi-custom and custom homes. Ascaya is custom only, leans modern, has a residents' clubhouse, and has no golf.

Is there waterfront living in Henderson?

Yes. Lake Las Vegas is a 320 acre private lake on the city's east side. The biggest homes on the water are in SouthShore, and the north shore has homes and condos that look out over the lake.

Does golf come with a Henderson luxury home?

No. DragonRidge, Anthem Country Club, and SouthShore are private clubs that sell their own memberships. If you just want to play, Serket, the Legacy, and Reflection Bay take public tee times.

How long is the drive to the Strip?

With light traffic, plan on about 20 minutes to the south end of the Strip from MacDonald Highlands, Seven Hills, or Anthem Country Club, and about 25 from Ascaya or Lake Las Vegas.

How do I find the schools for a home in Henderson?

Public schools in Henderson are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
