Community guide

What is owning a pool in Summerlin like?

For about half the year, May through October, the backyard pool is where everyone ends up. In the hottest months you swim before work and after dinner, since the deck is too hot for bare feet by mid afternoon. Summerlin is higher than the rest of the valley and gets a cooler evening breeze coming off Red Rock, but summer is still summer here, and a heater is what lets you open the pool in spring and keep it going into fall.

When a village was built mostly decides how big the yard is. The Hills, The Arbors, The Canyons, and The Willows came first, in the 1990s and 2000s, and their lots are more generous. Many of those pools are the original ones, already resurfaced a time or two. The custom areas, The Ridges, Red Rock Country Club, and Tournament Hills along TPC Summerlin, are where you find the large pools with a spa, a built-in grill, and a view of the course or the Strip. In the western villages the yards shrink, and a lot of new homes come with no pool at all.

Planning to add one? You need two approvals. First, your Summerlin association (North, South, or West) has to approve the pool, spa, and equipment through its Design Review Committee. The rules there keep the water 3 feet or more off every property line, hide the equipment from view, and bar construction crews from cutting through association or Council walls or common land. On a tight lot, that last rule can decide whether a pool fits at all. Second, you pull a permit, from the City of Las Vegas for most addresses or from Clark County for most of Summerlin South. Valley rules also cap any new pool at 600 square feet of surface.

Some people decide a private pool is more work than they want. The Summerlin Council runs pools at The Trails, The Vistas, and The Willows that only residents can use, and Sun City Summerlin has pools at its recreation centers.

Before you buy

What should you check before buying a pool home in Summerlin?

Have the pool looked at on its own, learn how old everything is, confirm the pool was approved and permitted, and price out the water, power, and insurance, all before contingencies come off.

  1. A pool inspection of its own

A general home inspector glances at the pool. A pool inspector or contractor tests for leaks and checks the plaster, tile, pump, heater, and bonding. If the seller refills the pool a lot, ask for a leak test.

  2. Age of the equipment and finish

Find out how old the pump, filter, heater, and salt system are, and the date of the last resurfacing. White crust along the tile line and rough plaster mean a bill is on the way.

  3. Approvals on file

The pool and anything added later, like a slide, waterfall, raised deck, or heater, should have Design Review approval and a city or county permit. Unapproved work can become your violation once you own the home.

  4. Barrier and gates

The Southern Nevada pool code asks new pools for a 60 inch or taller barrier, with gates that swing shut and latch by themselves. Golf and open space lots often have see-through iron fencing, so look at what actually keeps a toddler away from the water.

  5. Monthly costs and insurance

Get a full year of the seller's water and power bills. Price insurance on the address with the pool disclosed, and think about an umbrella policy.

Cost of ownership

What does it cost to own a pool home in Summerlin?

Using today's median list price, $864,950, and 20 percent down, this adds property tax, insurance, and typical HOA dues to the loan payment. Weekly pool service, water, and power come on top, so change any number to fit.

Estimated monthly payment $5,014
  • Principal and interest$4,374

Questions, answered

Questions buyers ask about Summerlin pool homes

Can I put a pool in at a Summerlin home?

In most yards, yes. Your Summerlin association's Design Review Committee approves it first, then the City of Las Vegas or Clark County issues the permit, depending on where the home is. The water has to stay at least 3 feet off each property line, and new pools top out at 600 square feet of surface.

Does Summerlin have public pools for residents?

Yes. The Summerlin Council operates pools at The Trails, The Vistas, and The Willows, and you show a Summerlin resident ID to get in. Each 55+ community also has pools for its own residents.

Do new homes in Summerlin come with a pool?

Most do not. Buyers usually add one after closing, so ask the builder about the lot's setbacks and how a pool crew would get into the backyard before you pick a homesite.

How big can a new pool be in Summerlin?

600 square feet of surface. That valley-wide limit has applied to new home pools since September 2022, and pools built before then can stay as they are.

Will a pool help a Summerlin home sell?

It comes down to the block and the price point. On blocks where nearly every house has a pool, a home without one can sit longer, and a tired pool can cost you at the closing table. We pull nearby sales to answer this for a given house.

How do I find the schools for a home in Summerlin?

Public schools in Summerlin are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
