Community guide

What is buying a luxury home in Summerlin really like?

Shop for a million-dollar home in Las Vegas and you will spend a lot of time in Summerlin. In 2025, 927 of the valley's 2,462 sales at $1 million or more happened here, according to Nevada State Bank's High Net Worth Report, and the average one sold for close to $2 million. Buyers want what everyone in Summerlin wants, parks, trails, Downtown Summerlin, and Red Rock Canyon down the road, plus more land, a guard at the gate, or a view.

You will run into three kinds of luxury home. Kind one is the gated custom estate. The Ridges keeps a guard at each entrance 24 hours a day, more gates inside, and lots starting around a quarter acre and running past half an acre. Its course, the one people still call Bear's Best, stopped public play in 2025 and is coming back as a private club named Amara. Red Rock Country Club, its neighbor, has two Arnold Palmer courses, and you buy into the club only if you want to. Out past both sits The Summit Club, 555 acres with a Tom Fazio course, a Discovery Land and Howard Hughes project where some of the city's record prices have been paid.

Kind two is the established golf estate up in Summerlin North. In The Hills that means Tournament Hills along the private TPC Summerlin course, plus Eagle Hills and Country Club Hills. In The Canyons it means Bellacere and The Palisades. These went up in the 1990s and 2000s, so the lots are big and the trees are tall. Many have been redone inside. The ones that have not can be the better buy if you plan to remodel anyway.

Kind three is new. Production builders have pushed past $1 million in the western villages. In mid 2026, Ascension, a gated enclave in The Peaks where Toll Brothers and Pulte both build, ran from about the mid $1 millions to over $2 million, and Grand Park neighborhoods such as Glenrock ran about $1.1 million to $1.8 million. A new build like that can photograph like a custom home, but it comes off a builder's floor plan, and many western lots pay a Special Improvement District charge through the property tax bill.

Before you buy

What should you check before buying a luxury home in Summerlin?

Get a jumbo lender lined up, keep cash ready in case the appraisal comes in short, read every HOA and club document, and ask about the SID, all before contingencies come off.

  1. A jumbo lender first

Borrowing more than $832,750 in Clark County in 2026 means a jumbo loan, with a bigger down payment, larger reserves, and more paperwork. Get pre-approved by a lender who does them often.

  2. Cash for a short appraisal

A custom home or view lot in The Ridges or Red Rock Country Club rarely has close matches in recent sales, so an appraiser may land below your price. Decide ahead of time how much you would cover.

  3. All the HOAs, and the club

You will pay the Summerlin master association, your village HOA, and in some spots a gated neighborhood HOA too. Clubs are a separate purchase. Request each resale package and the club's latest membership terms.

  4. The SID

Newer western villages in particular were built with Special Improvement Districts billed on the property tax. Find out the remaining balance and whether the seller will pay it off at closing.

  5. Inspections and the tax cap

Big homes can have several AC units, pool and spa equipment, solar, or an elevator, so bring a specialist for each. After you close, send the Clark County Assessor your primary residence claim to hold yearly tax increases to 3 percent instead of 8.

Cost of ownership

What does it cost to own a luxury home in Summerlin?

Using today's median list price, $14,999,000, and 20 percent down, this adds property tax, insurance, and typical HOA dues to the loan payment. Club dues and any SID are left out, so add them if they apply.

Estimated monthly payment $83,759
  • Principal and interest$75,843
  • Property tax$7,500
  • Home insurance$417
  • HOA dues$0

Questions, answered

Questions buyers ask about Summerlin luxury homes

Where does luxury start in Summerlin?

We draw the line at $1 million, which is where Nevada State Bank starts counting in its annual luxury report. Inside The Ridges and Red Rock Country Club, a lot of homes list far above it.

Is all of Summerlin gated?

No. Summerlin is an open master plan. The Ridges and Red Rock Country Club are gated as whole villages, and smaller areas such as Tournament Hills, Eagle Hills, Country Club Hills, Mesa Ridge, and several enclaves in The Canyons have their own guard gates.

Are builders putting up new luxury homes in Summerlin?

Yes. In mid 2026, homes over $1 million were selling new in The Peaks and Grand Park, including Toll Brothers and Pulte homes at Ascension, and custom homes are still being built in The Ridges.

Is golf included if I buy in The Ridges or Red Rock Country Club?

No. Joining Red Rock Country Club is optional and costs extra. The Ridges' course is being rebuilt as Amara, a private club that sells its own memberships. TPC Summerlin is also a private club.

What is The Summit Club?

It is a 555 acre private club community on Summerlin's far west side, a Discovery Land and Howard Hughes project built around a Tom Fazio course that opened in 2017. Homes there carry some of the highest prices in Las Vegas and seldom come on the market.

How do I find the schools for a home in Summerlin?

Public schools in Summerlin are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
